We are delighted to have received planning permission to partially demolish, reorganise, and extend a handsome late Victorian / Edwardian farmhouse, and to add a new stable block to the farm in the Green Belt near Ossett.
We were asked to provide high quality 21st Century contemporary living space that takes full advantage of the panoramic views to the rear and provides flexible modern family living in a sensitive rural location, and provide new onsite stabling for the client’s horses.
The strategy was to use a two storey infill extension that simplifies and resolves the awkward massing at the rear of the original house, with a new full width rear extension that reads as a contemporary addition, complimentary but yet subordinate to the original house.
By demolishing the previous extension and conservatory, and filling in the missing mass, we achieved an additional bedroom, new boot room/utility and downstairs w.c. in the historic element, with the new contemporary rear extension/orangery providing a new dinning room, and an intimate snug separated by a double-sided fireplace element. This allows a seamless flow between the historic and contemporary parts of the house, with floor to ceiling glazing and a large raised deck taking full advantage of the panoramic views to the rear. The new stables are an extension to the existing detached garage, sharing the same roof tiles, yet clad in timber boarding to read as a separate equestrian building.
A previous application by others was refused due to the harm to openness of the Green Belt. Therefore, it was essential that our scheme was sensitive to the character of the original house, and its prominent rural location. We are pleased that the planning authority considered that ‘… the proposed development is well balanced in relation to the application site…’, and duly granted planning permission on the 21st December 2018. It was our pleasure to give the client the good news just in time for Christmas.
